Maintain Building Water

Most critical issues addressed to maintain building water systems are as suggested. Sustainable operation with favourable Return on Investment (ROI).

Safe potable water for people in the buildings.

Reduced maintenance through proper scheduling.

Maximize efficiency of equipment operation.

Promote employee work safety conditions.

Minimize maintenance costs.

Ensure long, maximum life for major mechanical components such as pipe systems, chillers, cooling towers, boilers, heat exchangers, pumps and control devices.

Ensure all code requirements are met.

Ensure maximum energy efficiencies of all equipment. Cooling Water

Today’s technology uses state of the art monitors and controls that ensure optimum water reuse with minimum makeup water to prevent corrosion, scaling and microbe contamination. In most new buildings the monitoring and control of chemical addition is automatic and the initial set up is done by companies experienced in this type of system.

This is usually the same company that will provide the necessary chemical and check calibration of the monitoring systems periodically.

If not an automatic system it is necessary that building technicians are properly trained to test the water at scheduled times throughout the day and add chemicals as required. If cooling water treatment is not done corrosion and deposits may increase unscheduled maintenance and increase capital expenses not to mention unacceptable health risks for humans.

Heating Water

Today’s technology uses state of the art monitors and controls that ensure optimum water reuse with minimum makeup water to prevent corrosion, scaling and microbe contamination. In most new buildings the monitoring and control of chemical addition is automatic and the initial set up is done by companies experienced in this type of system.

This is usually the same company that will provide the necessary chemical and check calibration of the monitoring systems periodically.

In addition the system provides monitoring and control of boiler feed water systems to ensure pre-boiler corrosion does not occur and the water side boiler internals are deposit free. If not an automatic systems it is necessary that building technicians are properly trained to test the water at scheduled times throughout the day and add chemicals as required.

Water Treatment Principles and Design to maintain building water.

Considerations:

Perform chemical testing of system water. Treat as required.

Check chemical injector device. Clean as needed.

Visually inspect pumps and associated electrical components. Repair or replace as needed to ensure proper operation.

Check for evidence of buildup or fouling on heat exchange surfaces. Clean as needed to ensure proper operation.

Check for proper flow. Clean, adjust and repair as needed.

Check strainers. Clean as needed.

To maintain the water systems it is suggested:

Visually inspect external piping insulation and vapor barrier for integrity. Correct as needed.

Check freeze stats, relief valves, flow and float switches, low water cut offs and other safety devices for proper operation and repair or replace as required.
